Article (16): Publishing and Request Guidelines
1- The platform allows users to publish real estate advertisements or submit real estate requests in accordance with the approved guidelines and requirements.
2- The user undertakes to ensure the validity of all information, data, and content they publish or submit via the platform.
3- The user assumes full responsibility for the real estate advertisements, requests, or contents they publish.
4- Publishing an advertisement or request via the platform does not constitute an endorsement, certification, or guarantee by the platform of its content or legality.
5- All data and information contained in advertisements or requests must be clear, correct, and non-misleading.
6- The user undertakes to comply with all real estate regulations and instructions applicable in the Kingdom of Saudi Arabia.
7- It is prohibited to publish fake, mock, misleading advertisements or requests, or those aiming to unlawfully affect the real estate market or users.
8- The platform may reject, modify, suspend, or remove any advertisement or request if it is found to violate the regulations, this agreement, or the platform's policies.
Article (17): Real Estate Advertisement Eligibility
1- The advertiser must be the owner of the property, or authorized, or legally licensed to advertise it.
2- The advertiser undertakes to obtain all necessary licenses, permits, authorizations, or regulatory approvals before publishing the advertisement when required.
3- The advertiser assumes full responsibility for the validity of the legal status they rely on in the advertisement.
4- The platform may request proof of ownership, authorization, licensing, or any supporting documents at any time.
Article (18): Advertiser's Obligations
The advertiser undertakes to:
1- Provide correct, accurate, and updated information about the property, unit, or project subject to the advertisement.
2- Disclose all material data related to the property, unit, or project.
3- Keep the advertisement updated immediately upon info changes or expiration of its purpose.
4- Refrain from publishing any misleading or incorrect information, images, descriptions, or data.
5- Assume full responsibility for the accuracy of prices, areas, locations, descriptions, images, diagrams, attachments, and published data.
6- Refrain from using any means or methods aiming to manipulate search results, increase views, or raise advertisement rankings unlawfully.
7- Respect intellectual property rights and refrain from using any content they do not own the right to use or publish.
Article (19): Real Estate Requests
Users may publish real estate requests for purchase, rent, investment, development, or property management in accordance with the following guidelines:
1- Provide correct, accurate, and clear data about the real estate request.
2- Refrain from submitting fake, unserious, or misleading requests.
3- Update or remove the request when it is no longer needed or its purpose is achieved.
4- Refrain from using real estate requests for data collection, unlawful marketing, or any purposes not actually related to the advertised real estate need.
5- The requester assumes full responsibility for the validity of the information and requirements contained in the request.
Article (20): Advertising Content
1- Advertising content must be clear, accurate, and consistent with reality.
2- It is prohibited to publish any content containing false, misleading, or exaggerated information.
3- It is prohibited to use images, videos, maps, diagrams, or content that do not belong to the advertised property or project.
4- It is prohibited to include any content that violates regulations, public morals, or the rights of third parties.
5- All images, media, and diagrams must be directly related to the property or project subject to the advertisement.
6- Logos, trademarks, or copyrighted materials may not be used without obtaining the necessary permits.
Article (21): Verification of Ads and Requests
1- The platform has the right to review real estate advertisements and requests before or after publication.
2- The platform may request any additional documents, data, or proofs to verify the validity of the advertisement or request.
3- Reviewing the advertisement or request or approving its publication does not imply any guarantee by the platform of its validity or legality.
4- The platform has the right to suspend, stop, or remove any advertisement or request when verification requirements are not completed, or when suspecting a violation or incorrect data.
Article (22): Management of Ads by the Platform
1- The platform, its employees, or its authorized representatives have the right to contact owners, brokers, real estate offices, developers, entities, or their representatives regarding real estate advertisements and related services.
2- The platform may communicate with advertisers for marketing, verification, completing publication requirements, subscriptions, or provided services.
3- The platform may list, modify, update, or manage the real estate advertisement on behalf of the advertiser after their consent, request, or authorization through any verifiable means of communication.
4- Text messages, emails, messaging applications, calls, or any other electronic means containing consent or authorization are considered valid evidence of permission to publish, manage, or modify.
5- The advertiser acknowledges that providing the platform with the property data, images, videos, or documents necessary for publication constitutes an authorization for the platform to use, display, and manage them within the provided services.
Article (23): Communication between Users
1- Users may communicate with each other through the means available on the platform.
2- Users undertake to deal in good faith and respect the rights of others.
3- It is prohibited to use communication channels for abuse, threats, fraud, or collecting data unlawfully.
4- The platform assumes no responsibility for the content of conversations, agreements, or understandings that occur between users.
5- The platform may retain electronic records related to communication to the extent necessary for operational, security, or regulatory purposes.
Article (24): Violations Related to Ads and Requests
The following are prohibited violations:
1- Publishing incorrect or misleading advertisements or requests.
2- Impersonating others or advertising without legal status or authority.
3- Using images, data, or information without a legal right.
4- Manipulating information, prices, areas, specifications, or locations.
5- Creating multiple accounts or advertisements with the intent of circumvention, bypassing restrictions, or gaining undeserved advantages.
6- Using the platform for unlawful marketing, sending spam, or collecting data in unauthorized ways.
7- Publishing advertisements or requests aimed at fraud, collecting money, or enticing users in ways violating regulations.
8- Publishing any content that would harm the credibility of the platform, users, or the real estate market.
