Ownership Verification
Article (64): Verification of Ownership and Authorization
1- The platform has the right to verify the ownership of properties, units, or projects, or the user's authorization to advertise, dispose, market, or manage the property as it deems appropriate.
2- The platform may request any documents, certificates, data, authorizations, licenses, or proofs necessary to verify the validity of provided information.
3- Verification procedures conducted by the platform do not constitute an absolute guarantee of the correctness of all data, documents, or future actions of the user.
4- The user undertakes to provide requested documents and information within the specified period whenever requested to do so.
Article (65): Responsibility of Owner and Authorized Person
1- The owner, authorized person, or legal representative represents the correctness of all data, information, and documents provided to the platform.
2- The owner or authorized person assumes full responsibility for the validity of their ownership, status, or authorization related to the property, listing, or service.
3- The user undertakes to notify the platform immediately upon expiration of authorization, change of status, or loss of right to advertise or dispose of the property.
4- The platform assumes no responsibility for incorrect information, documents, or permits provided by the user.
Article (66): Licenses and Permits
1- The user undertakes to obtain all necessary licenses, permits, approvals, or regulatory authorizations to practice the activity, publish the advertisement, or provide the service whenever required legally.
2- The platform may request copies of relevant licenses, permits, certificates, or approvals to verify their eligibility and validity.
3- The user undertakes to maintain the validity of licenses and permits and update them upon their expiration or modification.
4- The platform may suspend or restrict some services upon expiration, cancellation, or failure to meet required licenses or permits.
Article (67): Document Review
1- The platform has the right to review documents and information provided to verify their authenticity, completeness, or compliance with regulatory requirements.
2- Reviewing or accepting documents does not imply any endorsement, certification, or guarantee by the platform of their correctness or legality.
3- The platform may request additional documents or update provided documents at any time throughout the duration of using the services.
4- The user undertakes to cooperate with the platform and complete review or verification requirements whenever requested to do so.
Article (68): Inaccurate Data or Documents
1- If the platform becomes aware of incorrect, misleading, forged, or incomplete data or documents, it may take what it deems appropriate of measures.
2- Possible measures include:
- Suspending or stopping the advertisement.
- Suspending or cancelling the account.
- Cancelling some services or privileges.
- Removing content associated with the violation.
- Reporting to competent authorities when necessary.
3- Taking any measure does not prejudice the right of the platform or others to claim compensation or take necessary legal actions.
Article (69): Continuous Verification
1- The platform may re-verify ownership, status, authorization, licenses, or any relevant information at any time.
2- The user undertakes to update data and documents immediately upon any change affecting their validity or srian.
3- The platform may suspend or restrict services when verification requirements are not completed or when unable to verify the validity of provided information.
4- The platform reserves the right to take what is necessary to protect users, the real estate market, and comply with relevant regulations and instructions.
